5. Acceptable Use

15. Regulatory Compliance & Brokerage Role

Perfecta Casa Real Estate is a licensed real estate brokerage company operating in the United Arab Emirates and regulated by the relevant real estate authorities, including the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA), where applicable.

Perfecta Casa Real Estate acts solely as a property marketing and brokerage intermediary between property owners, developers, landlords, buyers, and tenants.

Perfecta Casa Real Estate:

  • does not own properties listed on the Website unless expressly stated;

  • is not a developer, seller, or landlord;

  • does not guarantee completion, delivery, or performance of any property project;

  • does not provide legal, financial, or investment advice.

All transactions are concluded directly between the relevant parties and are subject to separate sale, lease, or reservation agreements.

Users are advised to conduct independent due diligence before entering into any transaction.


📌 16. Property Information & Marketing Materials

📌 17. Brokerage Fees & Commission

Brokerage commissions, service fees, and related charges are governed by:

  • booking forms,

  • or applicable RERA regulations.

Unless otherwise agreed in writing:

  • commissions are non-refundable once a transaction is concluded;

  • fees are payable upon successful introduction or execution of a transaction.


📌 18. Off-Plan & Developer Projects

For off-plan or under-construction properties:

Perfecta Casa Real Estate:

  • acts solely as a marketing intermediary;

  • is not responsible for construction progress, delays, escrow accounts, or project completion.

All obligations remain with the respective developer in accordance with UAE law and the Sale & Purchase Agreement (SPA).


📌 19. Anti-Money Laundering (AML) & Know-Your-Customer (KYC)

In accordance with UAE Federal AML regulations, Perfecta Casa Real Estate may request identification documents and transaction information to comply with regulatory requirements.

We reserve the right to:

  • verify client identity,

  • request supporting documentation,

  • refuse or delay transactions where required by law.

Failure to provide requested documents may result in service refusal.


📌 20. Force Majeure

Perfecta Casa Real Estate shall not be liable for delays or failure to perform obligations due to events beyond reasonable control, including but not limited to:
government actions, regulatory changes, system failures, natural disasters, pandemics, or third-party service interruptions.
